How can you tell if your roof needs to be replaced?

Roofs should be replaced around the 20 to 25-year mark. By this time, important materials begin to fail. If you’re not sure of the age of your roof, there are a few signs it’s time for a replacement. Curled shingles, leaks, missing shingles, mold, internal water damage, dents, and bald spots are good indicators that you need to call Monarch Roofing.

How do you know if your roofing contractor is legitimate?

After natural disasters or large storms, fly-by-night roofers come out of the woodwork. These roofers will show up at your door with a van and promise you the world.

Don’t fall for these tricks. It’s always best to choose an established, local residential roofer to perform roofing work. This will ensure you know who to turn to if you encounter problems. Read online reviews, ask for recommendations, and do research before choosing a company.

If my roof leaks, do I need a whole new roof?

It depends on why your roof is leaking. Older roofs with multiple worn spots and missing shingles will likely need to be replaced. If you have a leak coming in from the chimney or a single missing shingle, minor repairs may work just fine. Our residential roofers will determine how much damage has been caused by the leak and make appropriate recommendations.

What will a new roof cost me?

This is a tough one to answer because everyone’s home is different. The best way to get a solid estimate is to simply call Monarch Roofing for a free roof inspection and estimate.

Know that every aspect of your home, like shape, size, and location, will affect the price of your new roof, as will the material you choose. Call us today so our residential roofers can take a look.

How long will it take to install a new roof?

This answer is dependent on the shape of your home and what type of new roof you’re having installed. A new roof can take anywhere from a few days to a few weeks. If you’re having an asphalt roof installed on top of an old one, expect the job to take less time, because we won’t have to strip the previous roof. Timing will also depend on the weather.

Will my homeowner’s insurance cover roof damage?

You have homeowners insurance to protect your home and, yes, your roof. However, homeowners insurance won’t cover your roof just because it’s leaking. For insurance to cover roof damage, it must be caused by an extreme weather event. This includes straight-line winds (damaging winds) during heavy thunderstorms, hail storms, snowstorms, and tornadoes. It should also cover roof damage from fallen tree limbs caused during storms or strong wind.

Depending on the type of policy you have, homeowners insurance should cover a roof replacement if it’s damaged from any of the above events. Just know your insurance adjuster and the insurance company have the final say if your claim gets approved or not. As long as the damage is caused by extreme weather, your homeowner’s insurance should cover the expense of a residential roofer.
